The Role of Fountain Realty Company, Inc.
The Property Management Agreement between you and Fountain Realty Company, Inc., defines the responsibilities of the parties. However, we have found that further communication is needed to avoid any misunderstandings of the parties. Therefore, we have included a clarification of the areas most misunderstood by homeowners.
Our primary function is to manage your property in your best interest. We work for you as your agent. To this end, we perform the following functions:
- Install a “For Rent” sign in your yard
- Place a rotating ad in the Jacksonville Daily News
- Enter your property in the Jacksonville Multiple Listing Service, and with the Camp Lejeune Housing Office
- Locate a tenant for your property. We run an in-file credit report on each tenant. We check the previous rental history is available. We look at the prospects debt to income ratios to be reasonably sure they can manage the monthly rental expense
- Arrange for and pay for small emergency repairs from your account
- Arrange for and pay for small miscellaneous repairs from your account
- Mail you a monthly income and expense statement, along with your proceed check. We will also deposit the proceed check in a local bank or credit union if you prefer. This process begins on the 10th of each month, with the actual mailing of the statements occurring between the 11th and 15th of each month, depending upon how the days fall within each particular month
- If you wish, we will make your mortgage payment from your account, provided that the funds are available. We send the mortgages payments to the various Lenders on the 5th of each month, after most of the rents have been received. We catch up the unpaid mortgages as the rents continue to be received
- We will represent you in Small Claims Court when eviction or money owed is filed against your tenant for nonpayment of rents or damage has occurred upon their checkout
- We inspect the property when you place it with us for management, and again each time a tenant vacates the property. At that time, we inspect the interior, exterior, and the yard. We will notify you if there are repairs that you need to make. Of course, if we receive a complaint from the neighbors or local government authorities, we will inspect the property, with the Tenant’s permission.
